Golden HVAC, Heating & Cooling Services

We’re Ponderosa Heating & Air Conditioning, and the shop is on South Golden Road. Golden isn’t a service area for us; it’s where the trucks sleep. Every furnace, boiler, water heater, air conditioner and gas fireplace job we run in the metro starts here, and so does every electrician and plumber on the crew.

Golden is also the town where “where do you live” needs a follow-up question. A Golden mailing address covers a Victorian on 12th Street at 5,700 feet, a 1990s house on Eagle Ridge, a cabin up Golden Gate Canyon, and Genesee at 7,733 feet, and those four homes have different permit offices, different design temperatures and, in one case, a different crew. Here’s how we sort it out.

Ponderosa Heating & Air Conditioning provides furnace, boiler, water heater, air conditioning, gas fireplace, generator, electrical and plumbing service in Golden, Colorado (ZIPs 80401 and 80403) from its shop at 15750 S Golden Rd. Equipment is sized for Golden’s 5,700-foot elevation and for the City of Golden’s 2024 codes. Golden at a glance:

A Golden address runs from Clear Creek to Genesee

Three different permit offices answer to “Golden, CO.” Inside city limits, the City of Golden’s Building Division issues the permit. Applewood, Pleasant View, Lookout Mountain, Paradise Hills, Mount Vernon Canyon, Golden Gate Canyon and Genesee all carry Golden addresses and Jefferson County permits. Part of Coal Creek Canyon has a Golden ZIP and a Boulder County or Gilpin County inspector. The first thing we ask on a Golden call is the street, because the answer decides who inspects the work.

It also decides which crew comes. Genesee sits at 7,733 feet and is served by our mountain crew out of Conifer, with the mountain service menu: heating, cooling, water heaters and gas fireplaces, and no generators, electrical or plumbing. Everything else with a Golden address is metro, served from the shop, with the full menu. If you’re in Genesee, the Genesee page is the one to read once it’s up; until then, call and we’ll route you.

Golden is only 15% down on furnace output, but it isn’t zero

Gas furnaces are rated at sea level, and manufacturers publish a derate for thin air: Trane’s product data holds the input rating to 2,000 feet, then takes 4% off for every 1,000 feet above that. The foothills pages on this site make a lot of that number, and they should. Golden’s version is smaller but still real. A furnace with 100,000 BTU on the nameplate delivers roughly:

LocationElevationWhat a 100,000 BTU furnace actually delivers
Golden, along Clear Creek~5,700 ft~85,300 BTU
Lookout Mountain homes~7,200 ft~79,200 BTU
Genesee7,733 ft~77,100 BTU
Golden, Colorado at a glance: about 5,700 ft along Clear Creek with Lookout Mountain at 7,377 ft, a −7 °F Jefferson County winter design temperature below 7,400 ft, a 1986 median year built, and the City of Golden's 2024 codes with the 2023 NEC
Golden sits at about 5,700 ft, uses Jefferson County’s warmer design criteria, and permits under the city’s 2024 codes with the 2023 NEC.

Fifteen percent is the difference between a furnace that’s sized right and one that’s a full size too small on the coldest night. A metro installer who sizes off the nameplate is quietly under-sizing every Golden job. We run the load calculation at your elevation, which in Golden usually means the house needs less furnace than the one coming out, not more. More on that below.

Nearly all of Golden uses the warmer set of county numbers

Jefferson County publishes two sets of Manual J design criteria, split at 7,400 feet. Below the line, the winter outdoor design temperature is −7 °F and the summer figure is 95 °F. Above it, −11 °F and 90 °F. Lookout Mountain’s summit is 7,377 feet, so even the highest homes on the Golden side of the hill sit just under the line and use the warmer set. Genesee, at 7,733 feet, is above it.

For a Golden house that means the load calculation assumes 95 °F afternoons and −7 °F nights. It also means a furnace sized for an Evergreen address is the wrong furnace here. We size to the county’s criteria for the address, not to a foothills rule of thumb and not to the metro habit of rounding up.

Golden’s own permit guide still lists swamp coolers, and for a lot of houses they’re still right

Most Golden homes with a working evaporative cooler should keep it. The City of Golden’s Required Permits Guide lists swamp coolers as a permitted exterior project, which tells you how much of the housing stock still runs on them, and the reason is climate: Front Range summer air is dry enough that evaporation does the work a compressor does elsewhere, for a fraction of the electricity.

A boxy rooftop evaporative cooler on the ridge of a one-storey brick ranch house under a deep blue sky with foothills behind, the kind of swamp cooler still common on Golden, Colorado homes
The City of Golden’s Required Permits Guide still lists swamp coolers as a permitted exterior project. In dry Front Range summers, a working one is usually worth keeping.

The honest limits are these. A swamp cooler adds humidity to a house that a 1990s or newer build may not want. It needs a window open, which is the wrong answer on a wildfire-smoke day. And it can’t hold a set temperature the way a thermostat-controlled system can. If those three things describe your summer, central air or a ductless mini-split is worth the conversation. If they don’t, we’ll service the cooler you have and tell you so.

The replacement furnace in Golden is usually smaller than the one coming out

The median Golden home was built in 1986, with the range running from the Victorians in the East Street and 12th Street historic districts to the 1990s and 2000s subdivisions on the mesas. That mix produces one pattern we see constantly: an oversized 1980s or 1990s furnace, installed by the rule of thumb of its day, cycling on and off in a house that has since had windows, insulation or an addition.

So the second thing we’ll tell you that a lot of contractors won’t: the right replacement is often a size down. A furnace that’s too big short-cycles, wears out its igniter and heat exchanger early, and leaves the far bedrooms cold because it never runs long enough to move air there. A Manual J at your address, with the derate applied, fixes that. Bigger is not safer in Golden.

The other Golden-specific stock is rental. The Colorado School of Mines enrolled 8,247 students in fall 2025, and many of them live in older houses and small multi-family buildings within walking distance of campus. If you own one, you already know the furnace gets called about at 11 p.m. in January. We work with landlords all over that part of town, and we’d rather do a tune-up in September than an emergency call in the first cold snap.

The mountain pages on this site spend a paragraph on what our Conifer crew doesn’t do. Golden is the opposite. From the shop we run heating, cooling, water heaters and gas fireplaces. We also run whole-house standby generators, electrical and plumbing, with the same crew on the same schedule. A Golden homeowner who wants a generator sized, a panel upgraded for a heat pump and a water heater replaced in one visit can have that, and the permits go in together.

New equipment in 2026 comes off a shorter list

Colorado’s HB23-1161 has applied since January 1, 2026: new furnaces and water heaters sold in the state must meet CDPHE’s NOx limits. For Golden the practical effect is a shorter list of models that can be installed, and a few familiar model numbers that no longer can. If a 2024 quote named one of them, that’s why the 2026 quote names something else.

The edge of the WUI, and what smoke does to a furnace

Downtown Golden is not the wildland-urban interface. Lookout Mountain, Mount Vernon Canyon, Golden Gate Canyon and the west edge of the city are. Jefferson County widened its WUI boundary on July 1, 2026. If we’re re-terminating a vent on the west side of town, we check whether the address falls inside the new line, because ember-resistant vent terminations are part of the hardening rules there.

Smoke reaches every Golden address whether or not the boundary does. On smoke days the upgrade that helps is filtration the blower can handle. For an older furnace that means a media cabinet, not a dense one-inch filter forced into a slot that was never built for it.

Permits: City of Golden inside the line, Jefferson County outside it

The City of Golden requires a permit for any work on electrical, gas, mechanical or plumbing systems. The city has adopted the 2024 International Residential, Mechanical, Plumbing and Energy Conservation Codes, with the 2023 National Electrical Code. Every licensed contractor on the job has to be named on the permit before the city issues it. Homeowners may do their own work; the city values it at materials times two for the fee. The Building Division is at 303-384-8151.

Outside city limits, Jefferson County’s Division of Building Safety issues the permit under the county’s 2024 codes. The county’s electrical work moved to the 2026 NEC on August 1, 2026, one full cycle ahead of the city. A Lookout Mountain furnace and a downtown furnace replaced in the same week get inspected by different offices under different electrical codes. We pull the permit for either.

The shortest drive on the list

The shop is on South Golden Road, which means a furnace call from Golden Heights or North Golden is a short drive, not a dispatch. For a no-heat emergency, call rather than fill in the form. A Golden address is the shortest drive on the list, and we’ll tell you on the phone when we can be there. The exception is the canyon and mountain addresses. Golden Gate Canyon and Lookout Mountain in a snowstorm are foothills roads, and we plan those the way the Conifer crew plans theirs.

Frequently asked questions

Do I need a bigger furnace in Golden?

Usually not. The 15% altitude derate is real, but most Golden furnaces installed before 2000 were oversized to begin with, and houses have gained insulation and windows since. A Manual J at your address, with the derate applied, often lands a size below what’s there now.

Is my Golden address inside the city?

Not necessarily. Applewood, Pleasant View, Lookout Mountain, Paradise Hills, Mount Vernon Canyon, Golden Gate Canyon and Genesee all use Golden addresses and are unincorporated Jefferson County. The permit goes to the county, under the county’s codes, and we handle that.

Should I replace my swamp cooler with central air?

Only if it’s failing you: humidity you don’t want, smoke days you can’t close up for, or a set temperature it can’t hold. Otherwise keep it. Golden’s dry summers are what evaporative cooling was built for, and the city’s own permit guide still lists them.

Do you install generators and do electrical work in Golden?

Yes. Golden is a metro address, so the full menu applies: standby generators, panel and circuit work, and plumbing, from the same shop as the HVAC crew. The one exception is Genesee, which is served by our mountain crew and gets the mountain menu.

Which parts of Golden do you cover?

All of it: downtown and the historic districts, North and South Golden, Golden Heights, Mesa Meadows, Eagle Ridge, Canyon Point, Applewood, Pleasant View, Lookout Mountain, Paradise Hills, Mount Vernon Canyon and Golden Gate Canyon from the shop, and Genesee from Conifer.

I own a rental near Mines. Do you do landlord service?

Yes. We service the houses and small multi-family buildings around campus for their owners, and we’d rather schedule a fall tune-up than take the January emergency call.

Who issues my permit?

Inside city limits, the City of Golden Building Division, under the 2024 I-codes and the 2023 NEC. Outside, Jefferson County, under the 2024 codes and the 2026 NEC. We pull the permit as part of the job either way.
